Investments that pencil out — before you offer.

Numbers-first guidance on rentals, duplexes, and small multifamily across the Twin Cities. If it doesn’t cash flow, we’ll tell you.

How we help

We run the numbers like it’s our money.

Reviewing an investment property pro forma

Underwriting, not optimism

Rents, taxes, insurance, maintenance, vacancy — we model the real numbers, not the listing agent’s version.

Well-kept rental property exterior

Market selection

Where the rent-to-price math works in the metro right now — and where appreciation is doing the heavy lifting instead.

Planning renovation scope at a table

Value-add reality checks

BRRRR, house-hacking, light rehab — we’ll tell you what the rehab really costs and what the ARV really is.

The process

How it works.

Define the strategy

Cash flow, appreciation, house-hack, or flip — the target shapes everything else.

Underwrite together

We run the pro forma on real numbers and kill the deals that don’t work — fast.

Offer with discipline

Investors win by walking away. We negotiate to your numbers, not to emotions.

Close and operate

Property managers, contractors, insurance — our vendor bench comes with the deal.

Questions

Investor FAQ.

Is the Twin Cities a good market for rental property?

Yes, selectively — strong employment and steady demand, but rent-to-price ratios vary a lot by suburb and neighborhood. Deal selection is everything.

What is house-hacking and does it work here?

Living in one unit of a duplex/triplex while renting the others — owner-occupied financing makes it the lowest-barrier way to start, and the metro has good duplex stock.

What return should I expect on a rental here?

It depends on strategy and leverage — we underwrite each deal on real rents and expenses rather than quoting a blanket cap rate. Bring us an address and we’ll run it.

Do you work with out-of-state investors?

Yes — video walkthroughs, local vendor coordination, and property-management introductions make remote ownership workable.

Building a portfolio?

Bring us a deal to underwrite — or let us bring you the ones worth underwriting.
